Project Showcase: Yarraville

NICON Built is currently building an exceptional home in Melbourne’s inner west, working closely with our client to bring their unique vision to life.

Our client came to us with a firm vision but it soon became clear the budget provided wouldn’t support the proposed brief. Collaborating closely with our client and our team, including our in-house architect, we defined their immediate priorities and how they wanted to use the house holistically. This process took considerable time and involved multiple tests of options to determine what would best fit into the brief. As it was a custom home, we were able to start with a blank canvas to input the clients’ needs into the configuration until we were able to satisfy their expectations and criteria.

The pandemic offered an additional challenge – it was difficult to assess how timelines and costings would be impacted. Unfortunately, industry-wide supply chain issues had a significant effect on costs, which the client accepted. 

The final design includes four bedrooms, each with walk-in robes, with the master bedroom featuring an ensuite. Additional bathrooms include a powder room at ground level and a main bathroom on the upper level, with a separate toilet.

The communal living areas comprise of a dedicated kitchen area as part of the open-plan living and dining on the ground floor. This space includes a large butler’s pantry, which links through to a spacious laundry and mudroom. This area is accessible from both the garage and external service court, providing a thoroughfare for unpacking groceries from the car or transferring dirty sports equipment straight to the mudroom.

The living/dining area is seamlessly connected to a covered alfresco area, adjacent to a custom-designed pool and spa. As per the client’s request, there is a secondary living area at the front of the home.

The entry to the home is from the side of the site, which opens up into a secluded entry court. A separate study also has direct access onto the entry court.

To help keep building costs down, we utilised standard construction materials and finishes, which were successfully incorporated into the final design. These include recycled red brick, nail strip cladding and Hebel rendered wall panels, with the considered positioning of these to ensure the facades remained dynamic and interesting.

By being involved early in the process, we were able to achieve the best outcome for the client, streamlining the process by keeping everything under the one roof. This allowed for all stakeholders to feel part of the process from beginning to end, while also ensuring they benefitted from architectural and construction expertise from the very initial stages.

Construction is set to commence in August, but the outcome to date is per the clients’ vision. We can’t wait to translate this into reality!
